Khatera Osman: Single Mom of Two with No Excuses

Khatera Osman is a multi-award-winning Real Estate Broker and Entrepreneur with over a decade of experience in Residential and Commercial Real Estate and Real Estate Investing, Specializing in Multi Family Apartment buildings. 

Khatera holds her B.A. in Architectural Technology & Draftsmanship from the University of Hamburg Germany, diploma in Interior Design, Million Dollar Guild designation; and Luxury Homes Marketing Specialist. She is fluent in five languages including German, Persian, Farsi, Pashto, and English.

Khatera was born in Afghanistan, raised in Germany and immigrated to Canada in 2003. After becoming a single mother of 2 very young children not having her family to support her and starting financially all over again. Her main goal was to invest in herself and take action!

Today her portfolio containing multi-family Apartment Buildings, Single Family homes, Townhouses, Pre-construction Condos and Flips. She also invests in Private Lending and RRSP’s mortgages. 

Khatera also is the owner of MAKE A BRILLIANT MOVE, a real estate investment company that provides an excellent opportunity for investors with no experience or desire to be a landlord or manage properties.

From Real Estate Acquisition to managing the asset. Her mission is to provide quality housing for her tenants, while at the same time provide and above average return on investment for her investor partners and herself.

 It’s truly a win-win-win situation.

Juggling her time between being an entrepreneur and a single mom is never easy but for Khatera, all can be possible for the love of her kids.

Despite her busy schedule, her daughters are her priority. She loves spending quality time and making sure she is always a role model for her kids.

602. Operating Your Apartment Buildings With Integrity with Jason Pero

Jason Pero was born and raised in Erie, PA and attended college at nearby Westminster. After college Jason began a sales career in pharmaceutical and medical device sales. He started his real estate investing career in 2001 when he and his wife purchased their first duplex. He built a portfolio of real estate rental properties while working a career as a medical sales representative. He was able to leave his job in 2012 as the portfolio grew to nearly 300 units. Jason balanced the demands of a high pressure sales environment, a young family, and growing a real estate portfolio.

Upon leaving his day job Jason continued to build his real estate holdings and currently owns around 900 rental apartments. He is the President of his local landlord Apartment Association and a frequent guest on podcasts and occasional speaker at real estate investing conferences. Jason enjoys coaching and mentoring both seasoned and beginner real estate investors. He continues to grow his real estate business but enjoys spending his free time working out, traveling, relaxing with family and friends, attending sporting events
and concerts.

600. Nataly Soch: Embracing Change and Moving Forward

Nataly Soch has 7 children (10 - 29 years old) who she mostly homeschooled. They lived abroad for about 15 years because her husband had contracts with the government. They moved and had a new baby about every 3 years.

 

In 2016, when her youngest was 6 and she was 50, she was introduced to REI by her oldest son, who is the CEO of Active Duty Passive Income. In 2017, she did a JV with her son and husband on their first deal, which was a 56-unit apartment complex. They had a difficult first year and terrible management but are doing well now. In 2019, she joined together with her son's team, ADPI Capital, and began helping them with asset management. Aside from her 56-unit, she is a GP on 159 units; one apartment complex and one mobile home park.

 

She cared for her mother-in-law for 3.5 years because she was paralyzed after having a massive stroke. When her mother-in-law passed away in October, she began actively preparing to open an assisted living. She is now under contract to purchase a 6-bed assisted living home near her. She is still working as an asset manager and looking into creative ways to increase their occupancy and NOI during this difficult time.

 

The main theme she has in her life is constant change. The difficulties of so much instability taught me to not only not fear change, but to embrace it.
