Josh Cantwell is Chief Executive Officer of Strategic Real Estate Coach and Freeland Ventures. A native of Northeast Ohio, Josh graduated from Baldwin Wallace College in 1998 with a Major in Business Administration and a Minor in Communications. Although a full-time student and college athlete, Josh was already driven to succeed in his career. After graduation, he obtained his Series 6, 63, 66 and life and health insurance licenses, and worked as a Financial Advisor from 1997-2004. Additional info on the Delaware Statutory Trust:

 The DST is a passive investment that most commonly serves as a replacement property in a 1031 transaction. Top reasons an investor would use a DST

 

  1. To go from an active role (landlord) in a property to a passive role. The DST sponsor handles the management responsibilities of the property. Investor’s only role is collecting a check.
  2. List as a “back-up” in the first 45 days of a 1031. Investor may have identified an asset that they want to actively manage but are continuing due diligence and financing after the 45 day mark. Listing a DST at no cost as a back-up ensures the execution of the 1031 exchange if there first option cannot close for whatever reason.
  3. The Boot – the boot is the leftovers in a 1031 exchange. An investor sells a property for a $1 million and buys a replacement property for $900k. The $100k (boot) can be placed in a DST and the whole $1 million can be in the 1031 exchange.
  4. An active buyer identifies a property they would like to purchase but the owner (usually elderly owner) of that property cannot sell due to capital gain tax. The active buyer or his/her real estate agent can educate the property owner of the benefits of a 1031 exchange into a DST where the defer the capital gains tax but no longer have to be an active owner.

$10.6mm, and assisted in syndicating the purchase of Eagle Village in evansville Indiana,

Minesh started negotiating and selling real estate at 16 years old. Together with his father, he pioneered a unique no-money down real estate transaction process in the UK. He went on to help investors purchase property worth over £20m with this strategy. At the age of just 18, he also completed his first independent real estate deal for three flats in the heart of London’s financial district, which netted him a cash-back on purchase of £68,000 and £250,000 in equity.

 

After a friend suggested that Minesh help others do what came to him naturally, he created an investment education company. Twice a month for the next 3-4 years, he spoke at notable investment seminars, as well as organizing his own.

 

He was invited - at the age of just 23 - to share the 02 arena stage with Sir Richard Branson, and has spoken around the world, from Hawaii to New Zealand. His co-speakers have included renowned business icons such as Steve Wozniak, the co-founder of Apple Computers.

 

To date Minesh has delivered more than 550 presentations to high-net worth investors around the world, including at Regent Business Schools. He has built three companies to help investors use the strategies he has learned - and applied in his own life - to acquire real estate, stocks, and gold and silver as income-generating assets.

Reed is a serial real estate entrepreneur and founder of RSN Property Group. As a native Australian, He moved to the US to pursue his investing career. 

A qualified structural engineer and project manager, Reed has been involved with construction and real estate since 2007. Reed’s expertise includes project management, property development and key stakeholder management. Reed has been involved in the development and acquisition of over $500 mill. worth of real estate and infrastructure across four continents; Australia, North America, Europe and South East Asia. After gaining valuable experience working in the engineering and construction industry, Reed decided to pursue his passion for real estate development and investing by starting RSN Property Group, a multifamily syndication investing firm which has been involved in the acquisition of over $60 mill worth of real estates to date. 

Throughout recent years Reed has developed his personal portfolio of solid cash flow investment properties. He believes now is the time to enhance and utilize the power of syndication investing to purchase apartment communities. Reed’s commitment to the development of a structured, systemized approach to researching, acquiring and managing investments provides the basis for RSN’s sound operating system.

Scott Choppin is the founder of the Urban Pacific Group of Companies, a Long Beach, CA based real estate development Company, founded in 2000, that focuses exclusively on urban infill and affordable housing communities throughout California and the western US. Over the last 18 years, the company has developed nearly 1,700 units of unique to market urban housing communities throughout the Western United States. Presently, Urban Pacific has created a new housing innovation called UTH, which provides middle income multi­generational housing to urban families, while producing market superior yields on invested equity. Historically, Urban Pacific’s UTH projects have delivered 29% IRR yields on equity.

As well as real estate development, the company provides project and development services to major commercial businesses across the nation through its subsidiary, Urban Pacific Realty Advisors.

The Choppin family has been in real estate development in Long Beach since 1960, which includes highlights such as the development of the Long Beach World Trade Center and the 293­unit CityPlace residential development in downtown Long Beach. Scott is an innovator in the fields of urban housing, mixed use projects, and affordable/middle income housing communities throughout the Western United States.

Scott is responsible for the production of a recent housing innovation called UTH ­ Urban Town House. UTH is a new middle ­income multi­generational housing product which utilizes private equity to develop moderate ­income multi­generational housing for urban families in California. Since inception, Urban Pacific has produced IRR’s over 29% on UTH projects.

On behalf of its’ project and development services team ­ Urban Pacific Realty Advisors ­ Scott was responsible for the client acquisition of the San Pedro Fish Market Company, the 11th largest restaurant company in the United States, and largest by seating in California. UPRA presently represents SPFM in their anchor tenant role for the San Pedro waterfront redevelopment of the Ports O’Call project, as well as, a major waterfront redevelopment project on Alamitos Bay in Long Beach, CA

Scott and his wife Becky, have been happily married and together for 25 years, and are raising their 3 kids in Long Beach, CA ­ Sean Patrick 18, Dylan, 15, and Jenna 12. Scott and Becky’s three kids are the 4th generation of the Choppin family in Long Beach.

Kris Benson, operates the Reliant Saratoga Springs, New York office, and has primary responsibility for managing Reliant Investments, a subsidiary of Reliant Real Estate Management. Mr. Benson raises and manages the equity contributions for the Reliant portfolio’s expansion. Mr. Benson, an executive sales professional, brings a wealth of knowledge from his ownership experience in the commercial multi-family arena. Prior to joining Reliant, he worked for Intuitive Surgical, developer of the daVinci surgical robot. Mr. Benson graduated from the State University of Binghamton.

 

Kris’s investing goals have always been about changing the paradigm of trading time for money in order to have time for more of the things we love to do.
